How often should we clean?
Estimated monthly
$2,500$3,200/ month
About $0.11/sqft/mo at 3×/week. Scope, floor type, and dock access can move this up or down by ~15%.

Numbers pulled live from Clean Works’ pricing model — same math Rick runs on every walk-through. Not a contract.

What we clean

Warehouses, offices, shops — three scopes, written and priced.

Whether you run a 50K sqft distribution center or a 3,000 sqft office suite, every Clean Works engagement starts the same way: a walk-through, a written scope, a flat monthly price. You know exactly what you’re buying. We know exactly what to deliver.

Routine Janitorial

Kept up, not caught up.

Scheduled cleanings that hold the line on your floors, restrooms, breakrooms, and offices — so facility managers stop firefighting.

Deep Clean & Degrease

Reset the whole facility.

A full scope reset — the kind you schedule quarterly, before an audit, or after routine cleaning has slipped under a prior vendor.

Post-Construction

Punch-list ready.

Rough and final cleans that get a job site from 'work complete' to 'turn it over to the owner.' We coordinate around GCs and trades.

Why Clean Works

Built for facility managers who are tired of chasing vendors.

Four things we do differently. They sound obvious. They’re not.

01

Owner accountable

Rick runs this company. If something isn't right, you have his cell — not a 1-800 number and a ticket queue.

02

Photo-verified QC

Every visit ends with time-stamped photos of key areas. No surprises, no 'he said / she said' on what got cleaned.

03

Written scope

Before we start, you get a written scope and checklist. Everyone knows what's in, what's out, and what it costs.

04

Denver-local dispatch

Our crews and supervisors are based in Denver. No remote call centers, no out-of-state management — just people who can be on site today.

Service area

If your building is in Denver metro, we’re there.

We dispatch from central Denver and cover the industrial corridors and commercial districts most other crews skip. Warehouse, shop, office, clinic, retail — if it has a lock and an alarm, we show up. Don’t see your neighborhood? Ask — we say yes more than no.

About

Why I started Clean Works.

“Facility managers deserve a cleaning vendor that picks up the phone.”

Rick Anderson — Owner, Clean Works

I’m Rick. I live in Denver, and I started Clean Works because I watched too many good facility managers get burned by cleaning vendors that didn’t show up, didn’t communicate, and didn’t take accountability when things slipped. The industry runs on thin scopes, cheap labor, and hope — and that’s not good enough for the people responsible for keeping a warehouse, a shop, or a distribution center running.

“Owner-managed” means exactly what it sounds like. I’m the one walking your facility, writing your scope, and training the crew. When something isn’t right, you talk to me — not a dispatcher who doesn’t know your site. I’m still small by design, and I’d rather do right by the clients I have than grow faster than I can stand behind the work.

Clean Works is new. I’m not going to pretend otherwise. What I will promise is this: a written scope, photo-verified QC on every visit, a real human who answers when you call, and an honest conversation if we’re not the right fit for your facility. If that’s the kind of vendor you’ve been looking for, let’s talk.

FAQ

Questions we hear before the first walk-through.

How fast can you start?
After a walk-through and a signed MSA, we can usually begin service within 7–10 business days. Faster for smaller facilities, sooner if supplies and scope are simple.
Do you pay your crews W-2 or 1099?
Every recurring crew member is W-2 with workers' compensation. We do not misclassify — it's a liability for you and unfair to the people doing the work.
What's your minimum contract?
We don't write monthly contracts under $800. Below that, we can't cover supplies, insurance, QC, and a fair wage to the crew. Above $800 is where the math holds.
Are you insured?
Yes. $1M/$2M general liability, janitorial bond, workers' comp, and commercial auto once we run a truck. COIs listing you as Additional Insured available on request.
What size facility do you service?
3,000 to 150,000 sqft. Smaller offices and shops typically land the $800/mo minimum; warehouses scale up from there. Above 150K we'd run multiple crews and staff it like a project.
Can we supply our own paper products and soap?
Yes. Scope spells out what we stock versus what you stock. Most clients let us handle consumables at cost + 20% for convenience.
What happens when cleaning slips?
Two-hour callback from Rick during business hours, twenty-four-hour resolution at no charge. Spot-check photos prove the fix.
Can you handle active shop grease and oil?
Yes — alkaline degreaser, hot water pressure wash, absorbent for saturated concrete, wastewater captured and disposed per EPA. We do not handle hazmat or listed hazardous waste.
